1 St Paul's Square is a flagship office building on ground and seven upper floors overlooking St Paul's Square and will be of the highest specification setting new standards in quality and image for Liverpool's office market. The building has been fully pre-let to Hill Dickinson LLP, a top 100 law firm. Construction commenced in August 2005 and the building will be completed in April 2007.

The building will be of steel frame construction with elevations of red sandstone and feature glazing. The specification includes the following:

  • Up to 17,000 sq ft floorplates at 16.5 metre depths.
  • ‘U’ shaped continuous floorplates based on a 1.5 metre module to offer maximum space planning efficiency.
  • Dual access double height entrances connecting Old Hall Street to St Paul’s Square.
  • Full height atrium.
  • Feature atrium bridges on upper levels linking lift banks to the office suites.
  • BCO Category A specification including raised access floors, Category II lighting and full air conditioning.
  • 126 car spaces giving a ratio of approximately 1:1000 sq ft.
